I\u2019ve watched it grow through more than one boom cycle, but recent Redfin data suggests we could be looking at a bust.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In July, the sixth largest U.S. city p osted the&nbsp;<a href=\"https:\/\/www.expressnews.com\/business\/real-estate\/article\/san-antonio-real-estate-home-sales-july-redfin-22395424.php\">steepest drop in home sales<\/a>&nbsp;of any major metro. Sales fell 12.6% from the same month last year. Just 2,333 homes changed hands, down from 2,669.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the same time, the median sale price in San Antonio went&nbsp;<em>up.&nbsp;<\/em>It rose 3.3% to $320,243.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to economics 101, prices aren\u2019t supposed to rise when demand falls off a cliff. And this isn\u2019t a San Antonio quirk. It\u2019s happening across the country, and the reason why says more about Washington than it does about housing.<\/p>\n\n\n\n<h3 id=\"h-a-buyer-s-market-with-no-buyers\" class=\"wp-block-heading\"><strong>A Buyer\u2019s Market with No Buyers<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Let\u2019s zoom out a bit. U.S. home sales fell 4.1% in July to their&nbsp;<a href=\"https:\/\/www.redfin.com\/news\/pending-sales-decline-july-2026\/\">lowest level in almost two years.<\/a>&nbsp;New single-family home sales dropped 10.5% to an annualized 607,000 units, the&nbsp;<a href=\"https:\/\/www.reuters.com\/world\/us\/new-us-single-family-home-sales-slide-july-2026-08-25\/\">weakest since January.<\/a>&nbsp;Meanwhile, the 30-year mortgage sits at around 6.7%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Redfin counted over 966,000 buyers in the market in July, the lowest number on record, against nearly 1.5 million sellers. That\u2019s nearly half a million more people trying to sell than buy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On paper, this is the strongest buyer\u2019s market in a generation.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" data-src=\"https:\/\/www.usfunds.com\/app\/uploads\/2026\/08\/COMM-Homebuyers-fell-08282026.png\" alt=\"Homebuyers Fell to a Record Low in July, Widening a Gap with Buyers\" class=\"wp-image-27244 lazyload\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">And yet the median U.S. sales price just hit $407,730, a record for any July. The FHFA House Price Index has prices up&nbsp;<a href=\"https:\/\/www.fhfa.gov\/news\/news-release\/u.s.-house-prices-rise-2.1-percent-year-over-year-up-0.3-percent-quarter-over-quarter\">a little over 2% year-over-year.<\/a>&nbsp;A family earning the median income of $106,800&nbsp;<a href=\"https:\/\/eyeonhousing.org\/2026\/08\/housing-affordability-worsens-on-higher-mortgage-rates\/\">now needs 34% of it<\/a>&nbsp;just to cover the mortgage on a median-priced new home.<\/p>\n\n\n\n<h3 id=\"h-so-why-won-t-prices-break\" class=\"wp-block-heading\"><strong>So Why Won\u2019t Prices Break?<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Prices aren\u2019t coming down because, simply put, supply is getting choked off faster than demand is falling.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Single-family housing starts&nbsp;<a href=\"https:\/\/www.reuters.com\/world\/us\/us-single-family-housing-starts-slide-july-2026-08-18\/\">dropped 10% in July<\/a>&nbsp;to an annualized 808,000 units, the lowest since November 2022 and down 15.7% from a year ago. Builder sentiment has been&nbsp;<a href=\"https:\/\/www.nahb.org\/news-and-economics\/housing-economics\/indices\/housing-market-index\">stuck at 35<\/a>&nbsp;on the NAHB\/Wells Fargo Housing Market Index for more than two years running, with 50 marking the line between optimism and pessimism. Thirty-five percent of builders cut prices in August, by an average of 6%, and 63% are leaning on incentives to move product.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This tells me they can\u2019t build any cheaper, so they\u2019ve decided to build less.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" data-src=\"https:\/\/public.tableau.com\/static\/images\/NA\/NAHB_Survey-Website-FirstOption\/HousingMarketIndexHMI\/1.png\" alt=\"NAHB\/Wells Fargo Housing Market Index\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" class=\"lazyload\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">When you look at rising input costs, you understand why. Producer prices for construction companies&nbsp;<a href=\"https:\/\/www.agc.org\/news\/2026\/08\/13\/construction-input-costs-climb-71-percent-between-july-2025-and-july-2026-impacts-war-and-tariffs\">rose more than 7%<\/a>&nbsp;in the 12 months ended July 2026. Liquid asphalt was up an eye-watering 45%. Aluminum mill shapes were up around 40%, steel mill products 22%, coper and brass 18%. Lumber and plywood jumped nearly 10%, the sharpest increase since March 2022.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" data-src=\"https:\/\/www.usfunds.com\/app\/uploads\/2026\/08\/COMM-home-construction-08282026.png\" alt=\"Home Construction Input Costs Have Risen to Multi-Year Highs\" class=\"wp-image-27245 lazyload\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" \/><\/figure>\n\n\n\n<h3 id=\"h-the-tariff-bill-at-the-lumberyard\" class=\"wp-block-heading\"><strong>The Tariff Bill at the Lumberyard<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The Wall Street Journal\u2019s editorial page recently laid out the arithmetic behind the higher input costs. In short, American companies are&nbsp;<a href=\"https:\/\/www.wsj.com\/opinion\/u-s-canada-steel-aluminum-tariffs-8f7cabf1\">paying 75%&nbsp;<em>more&nbsp;<\/em>for aluminum<\/a>&nbsp;than the rest of the world right now.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Why? Because the metals tariffs are stacked on top of the existing China tariffs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Part of these taxes go to the U.S. Treasury, obviously. The rest went to producers that no longer have to compete with foreign metal. Over the past year, shares of steelmaker Nucor gained 66%, Steel Dynamics 74%, Century Aluminum 98%, ArcelorMittal 117%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Meanwhile, the S&amp;P Homebuilders Index, which tracks the companies buying that steel and aluminum, is down about 7% over the same period.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" data-src=\"https:\/\/www.usfunds.com\/app\/uploads\/2026\/08\/COMM-aluminum-producers-08282026.png\" alt=\"Money Has Moved From Buyers of Steel and Aluminum to the Producers\" class=\"wp-image-27243 lazyload\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Tariffs didn\u2019t destroy value so much as they relocated it. Money flowed out of the homebuilders\u2014and the families buying from them\u2014and into the share prices of domestic metal producers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you owned the right end of that trade, you did very well. On the other hand, if you were trying to buy a starter home in Texas, you ended up paying for it.<\/p>\n\n\n\n<h3 id=\"h-don-t-wait-on-a-rate-cut-to-save-housing\" class=\"wp-block-heading\"><strong>Don\u2019t Wait on a Rate Cut to Save Housing<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">It doesn\u2019t help that mortgage rates are headed in the wrong direction right now. Thirty-year Treasury yields are near their highest since 2007, with the 10-year around levels last seen at the start of the current administration. Investors are looking at record federal debt of $40 trillion and asking whether anyone is seriously committed to getting inflation back to 2%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U.S. Bank\u2019s economists point out that while much of the economy has adapted to higher borrowing costs,&nbsp;<a href=\"https:\/\/www.usbank.com\/corporate-and-commercial-banking\/insights\/economy\/outlook\/weekly.html\">housing has not.<\/a>&nbsp;\u201cMeaningful relief for affordability will likely require lower long-term Treasury yields, slower home price appreciate or some combination of both,\u201d the firm\u2019s economic research group wrote.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">New Fed Chair Kevin Warsh has&nbsp;<a href=\"https:\/\/www.reuters.com\/business\/anxious-investors-hope-clarity-warshs-fed-plan-jackson-hole-2026-08-26\/\">abandoned forward guidance<\/a>&nbsp;and has told investors to read market signals instead of central bank press releases. Say what you will about this communications style. The man is telling you the truth about where the power actually sits.<\/p>\n\n\n\n<h3 id=\"h-the-math-has-stopped-working-for-first-time-buyers\" class=\"wp-block-heading\"><strong>The Math Has Stopped Working for First-Time Buyers<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The household side of this is thinner than the headline economy suggests. Real disposable income growth has trailed real spending for 24 consecutive months, the longest run since the 1960s, according to the Kobeissi Letter.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Meanwhile, the savings rate has slide to 2.7%, near the&nbsp;<a href=\"https:\/\/x.com\/Barchart\/status\/2093272159518859547\">lowest level in history,<\/a>&nbsp;and HELOC balances\u2014or home equity lines of credit\u2014just posted their 17th straight quarterly increase, to $459 billion. That\u2019s the highest amount since the end of 2017.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When people start borrowing against their house to afford groceries, that\u2019s worth paying attention to.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The affordability math has gotten a little absurd at the entry level. Renting now beats buying&nbsp;<a href=\"https:\/\/www.realtor.com\/research\/july-2026-rent\/\">in all 50 of the largest U.S. metros,<\/a>&nbsp;with the average buy-versus-rent gap at $858 per month. Here in Texas, Austin\u2019s gap runs a jaw-dropping 139%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to Zillow, a household saving 10% of median income&nbsp;<a href=\"https:\/\/www.zillow.com\/research\/breakeven-time-to-stay-36643\/\">now needs 8.5 years<\/a>&nbsp;to reach a 20% down payment. They need a further 6.2 years before owning pulls ahead of renting.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Housing isn\u2019t broken because Americans stopped wanting homes. It\u2019s stuck because the cost of building one keeps rising for reasons that have nothing to do with lumber demand or buyer appetite.
