REITs are designed to provide individual investors with an <strong>accessible, liquid, and diversified way<\/strong> to invest in large-scale real estate projects without having to buy or manage properties directly.<\/p>\n<p>REITs operate under a special tax status that <strong>exempts them from corporate income tax<\/strong> as long as they meet certain requirements, most notably:<\/p>\n<ul>\n<li><strong>Paying out at least 90% of taxable income to shareholders<\/strong> in the form of dividends.<\/li>\n<li><strong>Earning the majority of income<\/strong> from real estate-related activities, such as rent, lease payments, or mortgage interest.<\/li>\n<\/ul>\n<p>This structure allows REITs to offer <strong>attractive dividend yields<\/strong>, making them popular among income-focused investors. They trade on major stock exchanges like regular equities, offering <strong>liquidity and transparency<\/strong>, unlike traditional real estate investments.<\/p>\n<h3>Types of REITs<\/h3>\n<ul>\n<li><strong>Equity REITs<\/strong>: The most common type, which owns and operates real estate (e.g., shopping malls, office buildings, apartment complexes).<\/li>\n<li><strong>Mortgage REITs (mREITs)<\/strong>: Invest in real estate debt by owning or originating mortgages and earning interest income.<\/li>\n<li><strong>Hybrid REITs<\/strong>: Combine features of both equity and mortgage REITs.<\/li>\n<\/ul>\n<p>REITs are widely used for <strong>portfolio diversification<\/strong>, especially as they tend to have a <strong>low correlation with stocks and bonds<\/strong> and provide exposure to the real estate sector without the burdens of direct ownership.<\/p>\n<p>Tax reporting for Real Estate Investment Trusts (REITs) involves unrealized capital gains distributions, which are reported on Form 2439 in Box 1a.
